Buying a Home in Western Oklahoma — Your Step-by-Step Checklist

Step 1 — Get your finances in order
- ☐ Review your credit report and fix any errors.
- ☐ Figure out what monthly payment feels comfortable — include property taxes, homeowners insurance, maintenance, utilities, and any association dues.
- ☐ Decide how much you can put toward a down payment and closing costs. Ask your lender about loan types and any down payment assistance programs that may fit your situation.
Step 2 — Get pre-approved
Talk to a lender before you shop. A pre-approval tells you what you may be able to borrow and shows sellers you're serious. See our Lenders page for local lenders.
What to bring to your lender (ask your lender for their exact list):
- ☐ Photo ID and Social Security number
- ☐ Recent pay stubs
- ☐ W-2s and/or tax returns for recent years (self-employed buyers: ask what additional income documents they need)
- ☐ Recent bank/credit union statements
- ☐ Information on existing debts (car loans, student loans, credit cards)
- ☐ Proof of any other income or gift funds for down payment, if applicable
Step 3 — Make your wish list
- ☐ Must-haves vs. nice-to-haves (bedrooms, yard, garage, acreage, etc.)
- ☐ Areas you like — think about commute, schools, and the feel of the town. Browse our town pages for a local look at each community we serve.
- ☐ Sign up for listing alerts so new matches come straight to you.
Step 4 — Choose your agent and start touring
A REALTOR® can show you homes, explain the local market, and guide you through paperwork. Ask us to set up showings for the homes you like.
Step 5 — Make an offer
Your agent helps you write an offer covering price, financing, closing date, and any requests for repairs or included items. The seller may accept, decline, or counter. Your agent will explain each step.
Step 6 — Inspections and due diligence (during the contract period)
- ☐ Schedule a home inspection by a licensed inspector. For homes on private wells, septic systems, or older systems, ask your agent which additional inspections make sense.
- ☐ Review the seller's property disclosure.
- ☐ Ask about termite/pest and other inspections appropriate for the property.
- ☐ Review results with your agent and decide whether to move forward, negotiate repairs, or ask for a credit.
- ☐ Your lender will order an appraisal. An appraisal is for the lender and is separate from your inspection.
Step 7 — Finalize your loan
- ☐ Respond quickly to any lender requests for documents.
- ☐ Avoid new credit, big purchases, or job changes before closing unless you've talked to your lender first.
- ☐ Set up homeowners insurance.
Step 8 — Closing
- ☐ Final walk-through of the home shortly before closing.
- ☐ Review your closing disclosure with your lender and agent.
- ☐ Bring your photo ID and funds in the form the title company tells you.
- ☐ Sign, get your keys, and celebrate!
Typical timeline (general, varies by situation)
- Before shopping: pre-approval — talk with a lender first.
- Shopping: depends on the market, your wish list, and what's available.
- Offer to closing: the purchase contract sets the dates for inspections, appraisal, loan approval, and closing; many contracts run roughly a month or more, but your contract and lender determine the actual timeline.
Each buyer's schedule differs.
Closing costs — what to plan for (general terms only)
Beyond your down payment, buyers typically pay closing costs, which can include lender fees, title and settlement fees, prepaid taxes and insurance, and appraisal/inspection charges. Your lender gives a written Loan Estimate early in the process and a Closing Disclosure before closing. Ask your lender and agent to walk through them line by line. In some cases, sellers or programs may help with some costs — ask your agent what's possible for your situation.
Questions to ask
- ☐ Which loan types fit my situation?
- ☐ What will my total monthly cost be?
- ☐ What inspections do you recommend for this property?
- ☐ What's included in the sale?
